The problem

Letting here is an access business

Almost 70% of the homes in Torrevieja are not somebody's main residence, and a large part of that stock is let by the week. That means keys travelling between cleaners, managers, neighbours and guests who arrived at midnight from a delayed flight — in a town whose population passes 350,000 in the high season.

Most of what goes wrong is not the lock failing. It is a key that went home in a guest's pocket, a box that will not open, a code that was written down wrong, or a communal door that nobody thought to mention.

Guests who cannot get in

Opened with the owner's or manager's authorisation, at any hour, with the booking checked. The visit ends with the guests inside and you told what caused it.

Key safes that jam or seize

Opened, then serviced or replaced. Position matters more than brand here: a box facing the sea in Punta Prima does not last as long as one in a stairwell.

Locks changed between bookings

When a key has not come back, or a long let has ended. Scheduled around the changeover rather than in the middle of it.

Doors that fail mid-stay

A terrace slider that stops locking with guests in the flat. Fixed in place where possible, so nobody has to be moved.

Communal doors and gates

The door before the door. It belongs to the community, so what can be done is limited and it is explained rather than improvised.

Checks before the season

Every lock on the property tried and adjusted before the first arrival, which is cheaper than any of the above.

Three things worth sorting before July

  1. Know how many keys exist

    Count them properly: the cleaner, the manager, the neighbour, the last long tenant, the set you keep. If the number is unknown, one cylinder change resets it.

  2. Put the box where it will survive

    Out of direct salt spray and direct sun if there is any choice. The difference in life expectancy between a sheltered wall and an exposed one is not small here.

  3. Write the access down the way a stranger reads it

What hosts and managers ask most

My guests are outside the flat and I am in another country.

That is the most common call on this page. You authorise the opening as the owner or manager, over the phone or by message, the guests show their booking, and the door is opened. Then you decide calmly whether the access needs changing before the next arrival.

The key box will not open.

Jammed key safes are routine here: salt air, sand in the dials and heat all shorten their life, especially boxes mounted outside on a wall facing the sea. The box can be opened and either serviced or replaced with one that will survive the position it is in.

Should I change the lock between every booking?

No, and nobody sensible does. It is worth doing when a key has not come back, when a set has been copied without your knowledge, or when a long let ends. For everything else, a system that lets you control who holds what is the cheaper answer.

Can you work with my property manager rather than me?

Yes. Most of this work is arranged with managers and cleaning teams rather than owners. Authorisation still has to come from whoever holds the property, but the day-to-day contact can be whoever is actually on the ground.

Do the new letting rules change anything about locks?

Not directly, but they change who is entitled to be in the property. Since 2025 a short let needs a registration number, and since April 2025 a community can have to approve it. Anything about access should be agreed with the community rather than improvised at the communal door.

Guests outside the door?

Call and say which property, which door and who is standing there. Authorisation can be given by message, and the rest happens without you travelling.
